Hey, I'm Ken Blumberg
I have been in the real estate business for the past 18 years and was making a comfortable living working primarily, with my past clients, after about my 8th year in the real estate business.
Like many of you I was in regular residential real estate working with buyers and sellers and trying to juggle all the ways most real estate agents try to stay in touch with past clients through postcards, quarterly phone calls and social media.
And of course all these things worked as long as I stayed consistent, day in and day out and was very patient waiting for someone to let you know they are ready to make a move. So much so that there was a time when I thought that through my past clients alone, I would be able to have some consistent business and along with the occasional new client I would meet through social media and or open houses would be able to maintain a relatively comfortable lifestyle.
Then the pandemic happened and even though I had a few good years of sales during that time because of motivated buyers and rapidly increasing home prices!
Suddenly, there was a noticeable change and my previously successful marketing was no longer working.
My past client relationships and marketing were longer producing deals or results. The transactions that I could always depend on had dried up and I got scared for my business and my future.
I noticed a drastic slow down in late 2022 because everyone I was talking to told me they weren't interested in buying or selling because of the low interest rate they currently had on their home or because of the high interest rates they would have to pay if they bought a home. And I feel everything I worked for and fallen to pieces and that the current circumstances I found myself in were totally out of my control.
That's when I knew something needed to change!
And out of what was almost desperation, I focused all my energy and attention on the growing niche of probate real estate that I had been dabbling in at the time without much success.
Although the transition into probate was very bumpy, to say the least, and caused me many sleepless nights. Laying there in bed, wondering how I was ever going to make it work.
Now, looking back I can't even express the feeling of happiness and gratitude of going from being unsure where my next listing or deal was coming from, to feeling like I was not only going to be okay but I was going to be able help more people than I ever had before, and have more opportunity they I was have imagined!
I didn’t know it at the time but I was on the road to transforming my lifestyle and achieve the success I originally got into the real estate business 18 years ago to experience.
The other thing that absolutely amazed me, once I started working on my skill set, was that it was actually easier to acquire clients because a huge percentage of the people I asked if they were thinking about moving into, renting or selling their inherited homes immediately told me they were selling as soon as the court gave them permission!
There was also a lot less resistance to paying what I feel was fair compensation and in most cases more then I ever charged before! Since most of the people I was talking to saw inheriting a home as a burden and were just looking to sell it as quickly as possible and in many cases were older and didn’t need the money as much as conventional sellers do.
In most cases they weren’t trying to buy a more expensive home and didn’t need the money for retirement.
They also didn’t have the typical emotional attachment traditional sellers have. Thinking about all the struggles they went through to buy their home. And the common belief that the improvements that they put in were the best choices anyone could ever ask for. And reacting with disgusted and aggravation and like it was a personal slight if someone didn’t want to give them the very high side of market value.
Let alone the feeling of heartbreak selling the home their kids grow up in and they had their family dinners and gatherings. And that they had maintained for all these years, saying it better be worth it if we sale. Even if their idea of maintenance was questionable to say the least. Lol And as we all know, no one wants to pay more for your memories.
And of course, all those life situations that would alway factor into deciding to make a sale. No more waiting for years for them to make a career change or retire and want to downsize or if their kids were going to get into the right college.
When I meet people who had inherited homes that couldn’t be finance because of the repairs that needed to be done they were almost always more open to getting as cash offer on the home, so they could just be done with it, which of course made me very happy and gave me a lot more opportunity to buyer homes at great prices so I could fix them up sell them and increase my income drastically. Because it never matters what the market is doing if you can get a piece of real estate at the right price or if a seller lists the home at or under market value!
Now I'm fortunate to say, I have the freedom to travel and live a lifestyle that I'm very happy with.
I'm also blessed to have seen more parts of the world than I would have imagined possible.
And, I still can't wait to keep exploring more places and meeting the people that make the journey worth taking.
